When to Replace Broken Curbs: A Guide for Property Managers and Owners

Property Managers/Owners are often faced with replacing curbs. Budgets are tight and repairs can add up when considering the entire properties maintenance budget. The big question is “When should they be replaced” Concrete curbs should be replaced when they show significant signs of deterioration that compromise their functionality or safety. Here are specific indicators that it’s time to replace concrete curbs:

1. **Cracks and Fractures**: While small cracks can often be repaired, extensive cracking or fractures that penetrate through the entire curb structure typically require replacement.

2. **Settlement or Shifting**: If the curb has settled or shifted significantly from its original position, it can affect drainage patterns and create tripping hazards.

3. **Erosion**: Erosion at the base of the curb, often due to water runoff, can undermine its stability and lead to further damage.

4. **Severe Wear and Tear**: Over time, repeated exposure to traffic, snow removal equipment, and de-icing salts can cause the concrete to degrade beyond repair.

5. **Alignment Issues**: Curbs that no longer align properly with the roadway or sidewalks due to damage or ground movement should be replaced to ensure proper function and aesthetics.

6. **Safety Concerns**: Curbs that pose safety risks to pedestrians or vehicles, such as jagged edges or uneven surfaces, should be replaced immediately.

7. **Aesthetic Degradation**: In some cases, the appearance of the curb may warrant replacement, especially in areas where aesthetics are important, such as residential neighborhoods or commercial districts. Budget is still a factor.

Focusing on #2,6 are the most common reasons to replace curbs. At times curbs can be unsightly but not necessarily causing a trip hazard or height hazard where a vehicle’s bumper or undercarriage will hit the curb. 

Regular inspections can help identify these issues early. While minor damages can often be repaired, significant or multiple issues usually necessitate full replacement to ensure the curb continues to function correctly and safely.
